a. Why should I use Ash Brook?

b. How do I search for space to let on the website?

Enter your preferred suburb, street name or building in the search box. A drop down box will automatically be generated, displaying the potential matches to your entry. Click on the “Search” button, or alternatively click on one of the properties in the drop down box

c. How do I arrange a viewing for one of the properties listed on the site?

There are two ways that you can arrange a viewing:

  1. While you are viewing a property listing, click on the “Arrange a Viewing” button. Then complete the form, and an agent will contact you within 1 hour to arrange a suitable viewing time
  2. You are able to contact the head office on 0861-622 262

d. What happens if I can’t find what I am looking for?

We do not list all of our vacancies on our website. In addition, vacancies change almost daily, so if you cannot find exactly what you want on our site, please contact us via the “Contact Form” or phone directly on 0861-622 262.

e. How much does Ash Brook’s help cost me?

Our fee comes from the Landlord, so our services to you are absolutely free

f. When should I start looking for commercial property to let?

A rule of thumb would be 3 months before occupation date. We break this up as follows:

  • 1 month to find the required property,
  • 1 month for all the paperwork and negotiation, and
  • 1 month for fit-out and occupation.

Please note that each company has specific requirements which would influence this timeline.

g. How much space do I need?

Generally a company can estimate about 25m² per person, depending on the amount of common area required.

As part of our turnkey service, we provide comparative quotes from at least 2 space planners. The space planner will undergo a detailed analysis of your requirements, and produce a space plan for your comments.

This work is done at risk and at no cost to the client.

h. What is the total rental cost per month, and what does it include?

The “Total” or “Gross” rental per month comprises the following:

  • Net rental
  • Operating costs (including security, cleaning of common areas, repairs and maintenance, management, insurance)
  • Refuse and sewerage
  • Rates and taxes
  • Levies

Gross rental excludes the following:

  • Water and electricity
  • VAT
  • Internal maintenance
  • Tenant installations
